Common Cause #4 – Pinhole Leaks in Copper Pipes: Older HDBs have concealed copper pipes for water supply. Corrosion due to Singapore’s water pH creates tiny pinholes. Leaks appear in the middle of the ceiling, far from walls.
Common Cause #5 – Window and Parapet Seals: During heavy rain, wind-driven water penetrates poorly sealed window frames or balcony parapets. The water runs down inside the wall and emerges at the ceiling edge.
How to Prevent Ceiling Leakage: For HDB owners, build a good relationship with your upstairs neighbour. Offer to share the cost of a waterproofing inspection. Regularly clean your AC drainage and check insulation. Once every 5 years, apply a transparent elastomeric coating to your external walls and roof edges.
Immediate Steps When a Leak Happens: Place a bucket, puncture a small hole at the lowest point of the bubble (to relieve pressure), and take photos with timestamps. Report to your HDB branch or MCST. For condo leaks, your management corporation may cover common property issues.
